Our Short-Term Rental Terms and Conditions
ARRIVAL AND DEPARTURE:
- Arrival: From 2:00 PM, unless a specific agreement is made through an early check-in reservation.
- Departure: No later than 10:00 AM, unless a specific agreement is made through a late check-out reservation. On the day of departure, the accommodation must be vacated by this time.
Please kindly inform us of your approximate arrival and departure time.
SECURITY DEPOSIT:
A bank imprint will be taken at the time of booking as a security deposit, the amount of which will be determined based on the reserved accommodation. This sum will be "pre-authorized" and "not charged" automatically to your credit card. It will be unlocked a week after your departure, unless there are additional charges for cleaning or any damage caused.
INVENTORY CHECK:
No check-in inventory will be carried out, as arrivals are autonomous. Prior to your arrival, the accommodation will be thoroughly checked and cleaned, with photos taken as proof of its condition. In case the traveler notices any damage or malfunction, they must inform the host as soon as possible by providing photos as evidence.
BOOKING AND PAYMENT:
Deposit
A deposit of 50% is required at the time of booking. The balance must be paid no later than 30 days before the arrival date. If the arrival is within 30 days or less, the total amount of the stay must be paid at the time of booking.
CANCELLATION:
- Cancellation within 48 hours of booking
If a cancellation is made within 48 hours of the booking date and time (local time of the booking location), and the arrival is scheduled in 30 days or more, the deposit will be fully refunded. If the cancellation occurs within 48 hours and the arrival is in less than 48 hours, the total amount of the stay will be retained, with no refund.
- Cancellation 30 days or more before arrival and more than 48 hours after booking
For cancellations made 30 days or more before the arrival date and more than 48 hours after booking, 50% of the deposit will be refunded (i.e., 25% of the total booking amount).
- Cancellation between 15 and 30 days before arrival
Any cancellation made between 15 and 30 days before the arrival date will result in a 50% refund of the total booking amount.
- Cancellation less than 15 days before arrival:
Any cancellation made after the 15th day before the arrival date will result in the retention of the entire stay amount, with no possibility of a refund.
LINEN:
Bed linen is provided (sheets, towels). Bed linen is an integral part of your comfort and well-being during your stay. We ask you to take care of the bed linen (towels, sheets, dishcloths, etc.) during your stay.
The use of Monoi oil, sunscreen, and body cream is prohibited on the sheets. It is forbidden to consume food in the bedding. Any excessive, intentional, or negligent damage to the bed linen may result in additional fees.
CLEANING:
Upon departure, the accommodation must be tidied, cleanliness maintained, dishwasher emptied, dishes cleaned and put away, and trash bins emptied with waste sorting respected.
Furniture that has been moved during the stay should be returned to its original position. Bed sheets should be removed and left in each bedroom. Bath towels should be gathered in one bathroom.
The cleaning fee covers only the complete cleaning and disinfection, as well as the reorganization of the property, but not a deep cleaning. Each guest is expected to show good manners and respect for the teams. Any excessive cleaning will be charged additionally.
SMOKER:
Smoking inside the accommodation is strictly prohibited. If this rule is violated, a penalty of 100€ will be applied for any smoke odor detected inside. Please dispose of your cigarette butts in the trash and take out the trash to avoid unpleasant odors.
INTERNET / WI-FI:
Internet/Wi-Fi access is included in the rental. Located in Polynesia, in the middle of the Pacific Ocean, our internet connection comes from Hawaii.
Ēra Gestion is not responsible for any temporary interruptions of the internet service due to the internet provider or other causes beyond its control.
No refunds or discounts will be given in the event of internet access being unavailable due to reasons beyond our control.
RESOLUTION CLAUSE:
The furnished properties listed below are exclusively for seasonal rentals, for temporary residence and leisure use by the tenant. As such, this rental is excluded from the scope of the law n°89-462 of July 6, 1989.
DEFAULT PAYMENT:
If payment is not made on time or if any article of this agreement is not fulfilled, the contract may be immediately terminated, and the lessor may invoke Article 1590, Article 1231-1, of the Civil Code to retain the deposit as the first damages.
AIR CONDITIONING:
The accommodation is equipped with air conditioning. All air conditioning maintenance and servicing are carried out annually to ensure proper functioning.
We ask you to respect the equipment and use it reasonably. Please turn off the air conditioning when you leave and when opening windows or sliding doors. Also, feel free to use the remote control’s night settings.
Ēra Gestion is not responsible for any malfunction of the air conditioning due to reasons beyond its control. No refunds or discounts will be given for unavailability during your stay.
WASTE:
When leaving the accommodation, please handle your waste following sorting guidelines. Glass should not be placed in the recycling bins but should be dropped off at designated collection points nearby.
Please consult the welcome guide for more information on local waste sorting rules. Do not let the waste accumulate too long in the accommodation to avoid bad odors and nuisances.
We also ask you to respect the waste disposal area: no bulky items should be placed there. Please use the containers according to the waste sorting (plastics, papers, household waste, etc.) and keep this area clean.
LIABILITY:
All properties have been inspected and examined by Era Gestion. The descriptions provided are accurate and made in good faith.
In case of any complaint, the guest agrees to notify Era Gestion within 48 hours by email: contact.eragestion@gmail.com. The guest agrees to cooperate with Era Gestion to try to resolve the issue. If there is no written communication and explicit authorization from Era Gestion, a guest who leaves their accommodation before the agreed date will lose the right to any possible refund.
Any complaints submitted after the stay will not be eligible for a refund. Era Gestion reserves the right to terminate the contract before or during its execution if unforeseen circumstances or force majeure make the use of the accommodation impossible.
Era Gestion also reserves the right to assign another property with similar or better features. If the guest refuses the transfer, Era Gestion will refund the full amount paid for the reservation without offering any compensation.
INTERVENTION / REPAIR:
If, during the stay, the property owner needs to intervene at the guest's request to repair any damaged equipment (e.g., clogged pipes, broken appliances, or window damage), the request must be made via email: contact.eragestion@gmail.com.
If the failure is due to the guest's negligence or if the owner's responsibility is not involved, the costs related to the intervention will be billed to the guest.
It is also important to note that all our properties are inspected after each rental, and photographic evidence is kept. If a hidden defect is found by the owner and is attributable to the guest, the guest will be responsible for reimbursing the associated costs.
In case of a fault in the accommodation that is the owner's responsibility, the guest must guarantee access to the accommodation for necessary repairs. This is essential to ensure their satisfaction during the stay.
RESPECT AND OTHERS' RIGHTS:
The rental is strictly reserved for the number of travelers specified in the booking.
The accommodation is located in a residence where people live year-round. To ensure a pleasant experience for everyone, please respect the tranquility of our neighbors.
Avoid excessive noise from moving chairs and tables. Please respect the rules and cleanliness of the residence. No parties are allowed.

PETS:
For hygiene and comfort reasons for all our guests, pets are not allowed in the accommodation. Thank you for your understanding and for respecting this rule.
