How can I put my property under management with ERA?

What services are offered to travelers?

We invite you to contact us via the "Contact" tab on our website. To make our exchange easier and optimize our response, please provide as much information as possible, such as:

  • The location of your property
  • The type of property (apartment, house, villa, etc.)
  • The specifics of your property (amenities, number of rooms, etc.)
  • The living area
  • Extras (shared or private pool, jacuzzi, etc.)

Here are the services offered to travelers during their stay:

  • Self Check-in: Travelers can enjoy flexible check-in, regardless of the day or time, thanks to our self-check-in system.
  • Early Check-in and Late Check-out: We offer the possibility of early check-in and late check-out, subject to availability, to accommodate travel schedules.
  • Welcome Products: Upon arrival, travelers will find local fruit juice, homemade jam, and fresh water available to them.
  • Essential Products: Each property is equipped with individual local soaps and basic products like tea, coffee, and sugar, ensuring optimal comfort upon arrival.
  • Welcome Booklet: Travelers also have a welcome booklet containing local recommendations for restaurants, sightseeing, and activities to help them best discover the region.

We ensure optimal quality of the property between each rental using a professional cleaning tracking app designed to guarantee precise and thorough maintenance. This app provides our cleaning team with a detailed task list, illustrated with photos, to ensure that every aspect of the property is carefully addressed.

We also conduct regular checks on the properties, allowing us to spot any maintenance needs and inform owners quickly for proactive intervention.

This monitoring also includes checking consumables and cleaning products to ensure that each property is always ready to welcome new guests in optimal conditions.

Garden and pool maintenance must be handled by a third-party professional chosen by the owner to maintain these areas in spotless condition.

When managing a property for seasonal rental, it is essential for the owner to have insurance as a non-occupying property owner. Here's how it works:

  • Owner's Insurance: The owner must ensure their property is covered by appropriate insurance that takes into account the risks associated with renting to third parties.
  • Platform Assistance: For platforms offering assistance, in case of damages, the insurance will take over. This means the platform is responsible for damages occurring during the tenants' stay.
  • Security Deposit: For platforms without such assistance, a security deposit will be taken as a bank hold. This covers any potential damages.
  • Damages Beyond the Deposit: If the damages exceed the deposit, they will be covered by the owner's insurance. It is therefore crucial for the owner to have adequate coverage to avoid additional costs.

What are the communication procedures?

What is the minimum number of nights for short-term rentals?

A dedicated manager is available to answer your questions and ensure constant monitoring of your property. You can reach us by email or via WhatsApp from Tuesday to Sunday, from 9 AM to 6 PM. This availability ensures you stay informed and receive quick assistance for any questions or requests related to managing your property.

The minimum number of nights for short-term rentals is generally 2 nights.

How is the logistics of consumables and supplies managed?

What is the level of involvement?

The owner finances the consumables and cleaning products required for their property. Upon management initiation, ERA Gestion can take care of the initial purchases to ensure everything is set up at the beginning of the rental. Afterward, to ensure proper restocking, we handle the purchases and advance expenses for these supplies.

We prioritize efficient products and ensure responsible consumption to optimize resource use while offering a quality welcome to travelers.

ERA Gestion takes care of all operations related to renting out your property, from creating the listing to managing reservations and services related to the stay (managing travelers, ongoing maintenance of the property).

However, initial administrative tasks and property insurance remain the responsibility of the owner to ensure the property's compliance and safety.

As for the maintenance of gardens and pools, the owner is responsible for hiring a qualified provider.
